We will liaise with you about the viewing appointments and we will politely ask for your feedback for the benefit of our vendor and your property search. We recommend that your first viewing, if possible, is in daylight hours, to fully appreciate all that the property has to offer, particularly if it has outside space. You may wish to revisit the property at a different time and we are happy to arrange this for you.
You will need to appoint a solicitor who has experience with conveyancing.
If you make an offer it will be put verbally and in writing to the vendor, in line with "good practice". We will confirm your current situation, for example, if you are renting, have a property to sell or are a first time buyer or will require a mortgage.
On acceptance of your offer, we will compile a Sales Advice Notice which will be sent to the Vendor, Purchaser and their respective solicitors.
You will need to instruct a Surveyor to carry out a survey on the property on behalf of your bank or building society. If you are a Cash Buyer it is still advisable to carry out a survey.
We will liaise regularly and as often as we need to, to keep you up-to-date with how your property purchase is progressing. The two solicitors will liaise concerning Contract and Title and the signing of the contract. The completion date will be mutually agreeable to both parties.
Completion will happen on a week day, when solicitors are open and during office hours, with keys released on the instruction from the vendor's solicitor.
You will need to pay Stamp Duty when you purchase a property over a certain value in the UK. Please be aware that there are additional requirements if you are purchasing a second home. Details are available from HMRC.
