We are actively seeking new landlords

We are currently experiencing high demand for rental properties and as a result we are actively seeking new landlords.

We offer an initial no obligation market appraisal to assess the rental potential of your property. At the appraisal we will advise you about current legislation requirements, gas and electrical safety issues, advertising your property and our Managed or Tenant Find Only services. We will discuss the services that we can offer you, to best suit your requirements.

Properties For Rent

You are required by law to have an Energy Performance Certificate

You are required by law to have an Energy Performance Certificate, before we can market your property "To Let". An EPC will provide you with information concerning the energy efficiency of your property and subsequently may prove useful to a perspective tenant. We can advise you about obtaining an EPC. You will be required to register as a landlord

We can carry out viewing appointments to vacant properties and regularly liaise with out-going tenants, to minimise "void periods" for our landlords.

The application for tenancy requires us to charge £30.00 for referencing and credit checks, through a third party, for the tenant and guarantor. This is paid by the applicant and is not a guarantee of tenancy. The final decision always rests with the landlord.

Every property is different

All our Landlords are given a copy of the Tenancy Agreement and will have the opportunity to add any Special Conditions of their own, as every property is different.

If an application for tenancy is successful we will ask for a security deposit for the landlord, which is usually equivalent to a month's rent. We use My Deposits NI, a Government Deposit Scheme and will register deposits with them in line with current legislation, if we are managing the property.

We will keep you fully appraised

Part of our Managed service includes compiling a detailed Inventory and Schedule of Condition with photographs embedded, timed and dated. This will be used at the final Inspection to assess condition, with the deposit being released to the tenant, providing the conditions of the tenancy have been met. We will keep you fully appraised.

We aim to take the stress out of day-to-day property management

For properties which we manage, we will arrange monthly rent collection and payment to the landlord's designated bank account. You will be sent a detailed monthly invoice of same. We will liaise with you concerning day-to-day maintenance issues, keeping you fully informed about your property. We arrange access for our team of skilled handy men and engineers and aim to take the stress out of day-to-day property management for you.

We carry out interim inspections

We carry out interim inspections condition reports and annual rent reviews for properties which we manage. Pets are at the discretion of the Landlord and we will always discuss this with you. For health, safety and insurance purposes, smoking is not permitted in any of our rental properties.
